Part 2 of our 7 part series of articles covering every wind mitigation discount a house can receive. Section 2 on the form has to do with the wind mitigation – roof covering. Different types of coverings typically consist of shingles, metal, tile, modified bitumen, tar & gravel & composite.
What is inspected in this section?
Many homeowners assume that we actually get up on the roof and assess the roof covering condition. While this may be the case with a 4 point inspection, this is not part of a wind mitigation inspection. The only question the form asks is what type of roof coverings are present on the house & if they have a permit application date on/after 03/01/2002.
What is needed to get the roof covering discount?
The main thing needed to get this discount is a PERMIT! Without a permit it is very hard to convince the insurance company that the roof was installed to the current Florida building codes. The form specifically asks for the application date. If you are having a roof installed make sure the company you hire pulls a PERMIT. Many “Cheap Charlie” roofing companies will save money by not pulling a permit which will cost you thousands of dollars in insurance savings over the years. Are patio roofs included in the inspection?
When we perform a wind mitigation inspection we are typically only looking at the main roof and not the patio roof. However if the patio roof is attached to the main roof portion then we would include them. Patio’s that are detached or only attached to the sides of the house are not included.
