Part 1 of the 7 part series of wind mitigation discounts has to do with the Building Code section. Ocoee Home Inspections will be breaking down the wind mitigation form and every discount a home owner can receive. Home owners insurance has skyrocketed in the last few years so I always urge clients to have this inspection done so they can get a reduced rate.
Section 1: Building Code
The first discount on the form has to do with the changes made to the 2001 Florida Building Code. If your house has a permit application date of 03/01/2002 or after then your house will qualify for this. There are homes that show they were built in 2002-2003 but when we look at the permit the builder had actually applied for a building permit before this date. These homes unfortunately would not qualify for this discount.
What does the building code discount give me?
If your home was built after 03/01/2002 then it will automatically qualify for most of the discounts on the form. This includes sections 2-4 which are roof age, roof deck attachment & roof to wall attachments(hurricane straps). There are other areas where you can get additional discounts such as roof shape, if you have secondary water resistance applied, & if you have hurricane shutters/impact windows. You can see in the photos below from an insurance provider that they do not even have options for sections 2-4 on their documents.
Do I need an inspection if I have a newer house?
If you have a gable roof, no swr & no hurricane shutters then in theory you should not need this inspection. We are finding out that insurance agents still require them though. Some agents may be newer and are not aware so be sure to ask them before spending your money on something that may not save you any!
